1. Overview and Scope of Agreement
These Terms and Conditions of Service ("Terms") govern all diagnostic evaluations, maintenance, plumbing repairs, pipe replacements, water heater installations, drain cleaning services, and consultations provided by The Villages Plumber Expert ("Company", "we", or "us"), founded by James Smith and located at 1100 Canal St, The Villages, FL 32162.
By accessing our website (https://thevillagesplumberexpert.com), requesting service, or authorizing our technicians to perform work on your residential or commercial property in The Villages, FL, you ("Customer" or "Property Owner") agree to be bound by the terms, warranties, and conditions set forth herein.
2. Diagnostic Procedures, Estimates & Work Authorization
Accurate plumbing solutions require thorough on-site physical evaluation. Our technicians utilize advanced diagnostic tooling—including electronic acoustic listening microphones, thermal infrared cameras, hydrostatic pressure gauges, and color video inspection borescopes—to establish the root cause of plumbing failures.
- Written Estimates: Prior to commencing physical repairs or installations, our technician will provide an itemized written estimate detailing the required parts, labor scope, and pricing.
- Authorization: Work begins only upon receiving written or verbal authorization from the property owner or authorized representative.
- Concealed Conditions: If unforeseen structural or plumbing defects are uncovered during work (such as concealed structural rot, un-sleeved subterranean pipes, non-code preexisting alterations, or severe internal pipe wall thinning), work on the affected section will pause, and a revised scope and cost estimate will be submitted for customer approval before proceeding.
3. Code Compliance, Permitting & Inspections
All plumbing services performed by The Villages Plumber Expert are executed in strict accordance with the Florida Building Code (Plumbing Volume), the Uniform Plumbing Code (UPC), and all applicable municipal guidelines within Sumter County, Lake County, and Marion County.
When municipal statutes mandate a permit (such as for water heater replacements, whole-house repipes, sewer lateral replacements, and natural gas piping modifications), our office manages all permit application filings, municipal fee coordination, and final inspection scheduling to ensure your property remains 100% compliant and fully insurable.
4. Workmanship Warranties & Manufacturer Guarantees
We take immense pride in our trade craftsmanship and stand behind every repair and installation:
- Workmanship Warranty: All labor performed by our master plumbers is backed by our standard workmanship warranty against installation defects. If an installation issue arises within the warranty period, we will inspect and rectify the issue promptly at no additional labor cost.
- Manufacturer Warranties: Equipment and fixtures installed by our team (such as water heaters, tankless units, PRVs, water softeners, and Uponor PEX-A piping) are covered directly by their respective manufacturers' published warranties. We assist homeowners with warranty registrations and component claims.
- Warranty Exclusions: Warranties do not cover damage caused by external mechanical impacts, acts of nature, severe municipal pressure surges exceeding 80 PSI without PRV protection, freezing temperatures on exposed outdoor lines, or unauthorized alterations performed by third parties.
5. Customer Responsibilities & Site Access
To ensure a safe and efficient service visit, the property owner agrees to:
- Provide clear, unobstructed access to work areas, main water shutoff valves, electrical panels, utility closets, and sewer cleanouts.
- Ensure that pets and minors are safely secured away from active work zones during service.
- Follow initial phone triage instructions (such as turning off the main water valve) during active flooding emergencies to minimize secondary property damage prior to technician arrival.
6. Payment Terms & Financing Agreements
Payment is due upon completion of authorized work unless an approved financing plan or commercial billing agreement has been established in writing prior to service. We accept major credit cards, bank debit cards, checks, and approved financing plans.
7. Emergency Service Call Conditions
Emergency dispatch calls receive highest priority routing. In situations where emergency shutoffs or temporary stabilization are executed to halt catastrophic flooding, a standard diagnostic and stabilization fee applies, which will be communicated prior to dispatch.
8. Governing Law & Dispute Resolution
These Terms and all service agreements entered into with The Villages Plumber Expert shall be governed by and construed in accordance with the laws of the State of Florida. Any legal proceedings arising out of this agreement shall be conducted in the appropriate court having jurisdiction in Sumter County, Florida.
